Irrigation lines placed on the foundation wall can bleed out causing problems

Home irrigation systems are really cool. They allow hands off enjoyment of summer plants and keep everything looking so nice. While this is really cool stuff, and seems like the best part of the landscape at times, too much watering from pvc sprinkler lines can produce lots of excess groundwater and cause both you and your below grade neighbor lots of headaches in the long run.

Many times I have been asked to review properties that were damaged by homeowners overwatering and saturating their property, and the below grade neighbors property to the point that groundwater enters below grade into foundation vents, and soaks into the crawlspace or basement.

In addition, irrigation lines are many times placed right on the foundation wall. These irrigation lines can saturate the soil on the foundation and cause leaking below grade. Gardeners strike the pvc lines which crack easily, and this produces leaking near the foundation as well.

When the fall rains come, these overwatered foundation areas are already wet, and it does not take much of a rain event to kick off major groundwater problems if the homeowner does not have hand excavated french drains installed and a properly engineered splash block compacted at the foundation.

So, enjoy the summer green grass and flower experience, sip the lemonaid and listen to the birds sing, but remember about overwatering and improper placement of sprinkler lines. They will make you pay in the long run. They bleed out as the pop up drops, and this keeps the area always wet next to the home as well, even if they are designed to spray away from the foundation.
